All our apartments are managed via a Unique pooled rental agreement.Rent pools are, for foreign investors, the most efficient way to manage the day to day operation of their Berlin property portfolio.
Rent Pooling
A rent pool is a mechanism for the efficient management of a building where the apartments are privately owned by individual owners. Rents are collected, by the building Manager, pooled together and then paid to individual owners who receive a % of the NET building rental income equal to their apartment's % of the building. This is regardless of the actual rent being generated by the building.

AXIUM Immobilienmanagement GmbH have been enlisted to take control of each building and as such have responsibility for the letting and rent collection for each apartment. Furthermore, they operate building rent pools in order to maximise the rental income of the building and will advise owners as to the best improvements necessary in order to optimise rental income. RealReturns have developed a strong relationship with AXIUM who are not only thorough but are staffed with fluent English speakers who provide owners with accurate monthly financial statements for their property and deal with all eventualities on behalf of the owners. This ensures that owners can be confident that their asset will be managed effectively in the long term.
Full Legal & Due Diligence Services
RealReturns introduce our clients to an experienced and dedicated law firm who in turn provide our clients with reliable, efficient, English speaking legal services. They are experienced in negotiating contract conditions, settling legal issues presented before, during and after a transaction, liaising with local counsel, and preparing the necessary transaction documents.
Purchase length
It can take between 8 - 18 weeks from the date of reserving an apartment to the day a purchaser becomes the owner of the property
Additional Costs
Unusually for Germany RealReturns do not charge our buyers an introducers fee therefore the only costs that our investors have to incurr are as follows:
Stamp Duty - 4.5% of the purchase price
Notary Fees - 1.0% of the purchase price
Legal fees - 1.5% of the purchase costs
land Registry fees 0.5% of the purchase price
